Coastal Property will give a no obligation professional rental market evaluation together with advice and information and where you will have the opportunity to ask any questions and discuss any issues or concerns you may have.

Services

Tenant Find – first months’ rent (minimum £500.00)

Rent Collection – 10%

Full Management – 12.5%

Fees & Charges

Initial set-up fee which includes advertising, accompanied viewings, independent inventory, check in & check out of tenants, meter readings, deposit lodgment, property inspections, serving of notice(if required) – £250.00

Subsequent set-up fees for same property with new tenants – £100.00

Annual Gas Safety Test & Certificate – £90.00

Energy Performance Certificate(valid for 10 years) – £80.00

Per visit for empty and void periodic inspections – £25.00

Late withdrawal of property after tenant referencing completed – £300.00

Project Management in excess of normal small maintenance will incur and admin charge of 10%

1% fee in event of sale of property to tenant or person connected with tenant upon completion of sale

Obligations

You must ensure that your have consent from your mortgage lender prior to renting your property and if you are a leaseholder it is essential to check that letting is permitted under your lease.

A landlord must ensure that the property has adequate buildings and contents insurance.
